Moisture Detection .
Mold needs moisture. Find the moisture, you find the mold β and you find the leak that will keep producing it.
Why moisture detection comes first.
Every credible mold investigation begins with moisture. Arnold Mold Inspection maps moisture throughout the building envelope using calibrated pin and pinless meters, infrared thermal imaging and hygrometry β non-destructively.
Drywall, framing, flooring, insulation and concrete all hold moisture at different levels. Our inspectors map relative moisture readings across walls, floors and ceilings to identify anomalies β the wet spots that indicate active or recent water intrusion. Thermal imaging adds a temperature-differential view that reveals evaporative cooling behind otherwise normal-looking surfaces.
In Los Angeles, common moisture sources include roof flashing failures, parapet leaks, irrigation backsplash on stucco, plumbing supply or drain leaks, HVAC condensate problems, refrigerator and dishwasher supply lines, and inadequate bathroom ventilation. We trace each anomaly until the source is identified or ruled out.
Moisture detection findings are documented with photographs, infrared images and meter readings. They form the structural backbone of every Arnold Mold Inspections inspection report and give remediation contractors the precise scope they need to fix the underlying issue β not just remove the visible growth.
When you need it.
- 01Visible water staining or bubbling paint on walls or ceilings
- 02Recent plumbing leak, washing machine overflow or roof leak
- 03Musty smell in a localized area
- 04Persistent high humidity in one room
- 05Suspected slab leak or sub-floor water damage
- 06After irrigation, storm or hillside drainage events
- 07Pre-purchase inspection of older or recently renovated property
- 08Following remediation, to confirm dry-down before reconstruction
Our process.
- 01
Interview
Identify known leaks, history and complaint areas.
- 02
Visual
Scan ceilings, walls, floors and exterior for indicators.
- 03
Thermal Imaging
Infrared scan highlights temperature differentials.
- 04
Meter Mapping
Pin and pinless moisture meters quantify anomalies.
- 05
Source Trace
Follow the moisture to its origin β plumbing, roof, envelope.
- 06
Documented Report
Annotated photos and readings ready for remediation scope.
Why it matters.
Non-Destructive
Locate moisture without cutting walls or pulling flooring.
Hidden Leak Detection
Find problems behind cabinets, under tubs, inside ceilings.
Stops Recurrence
Identifying the source prevents mold from coming back.
Insurance Documentation
Photographic, instrument-based evidence for claims.
Targeted Remediation
Contractors scope work to the actual wet zone.
Peace Of Mind
Confirms dry conditions when no leak is found.
FAQ.
Yes. Our pinless meters and infrared cameras detect moisture through finish materials without damaging them.
